Building condition assessment
For the building owner and property manager, to conduct building condition assessment in every three to five years is necessary to generate database for the capital plan, reserve fund for replacement or repair work. Our building condition assessment report provides detailed information of the estimated lifespan, observed deteriorations, and repair/replacement cost of the building envelope components.
Water leakage Investigation
Chronic water leakage is the number one cause of building envelope failure and can result in very expensive repair. To use water spray testing, infrared scan and destructive explore, we can reveal the root cause of the leakage and then provide advice to fit Owner’s budget and capital plan.
Recladding
Most cladding assemblies have the lifespan of 30 to 50 years. To replace all the aged and deteriorated cladding with a modern façade system is the process to upgrade the existing buildings to comply with the present building code, create more comfortable indoor space and also dramatically increase their market values. We can work with the Owner through design, budgeting, tendering and construction process to the Owner’s satisfaction.
Air leakage test
By using a blower door, we test a home’s airtightness. Further, we can advise the Owner approaches to reduce energy consumption due to air leakage, avoid moisture condensation, prevent uncomfortable drafts caused by cold air infiltration and precisely select the mechanical ventilation system.
Energy rating
For new homes and existing homes, we can conduct energy rating to help the owner understand their property’s energy performance. Based on the rating report, we provide advices to lower the energy use and increase the resale value of the property. Energy rating is not only the process to confirm building code compliance, also the essential step to the solution for reducing greenhouse gas emissions and addressing climate change.
